Structural Works – Where Precision Meets Strength

At MSC, structural work is not just about pouring concrete and tying steel — it’s about establishing the core integrity of your entire investment. This phase is where our engineering expertise, execution discipline, and two-way quality control system combine to deliver a safe, strong, and enduring foundation for your project.

We take you step-by-step through every part of the structural journey with clear communication, measured timelines, and documented results at each stage.

Process Overview

Structural works begins immediately after design approval and site preparation. It involves translating structural drawings into real world execution, with complete coordination between engineers, site managers, and client.

We divide this stage into four core objectives:

  • Site readiness and logistical setup
  • Execution of all substructure and superstructure works
  • Ongoing quality control and testing
  • Handover of a structurally complete, verified, and buildable unit

This stage ends when all structural elements including foundations, columns, beams, floor slabs, and structural roof systems are completed, inspected, and ready for architectural and MEP works.

Step-by-Step Structural Workflow

1. Kick-Off & Groundbreaking

  • Client Meeting & Survey: Confirm site boundaries, layout, and benchmark elevation using topographic and soil data.
  • Engineering Briefing: Our engineers interpret structural drawings into practical work sequences, rebar schedules, and casting maps.
  • Mobilization: Equipment, labor force, and materials (rebar, formwork, concrete) are staged on-site.
  • Prayer Ceremony: Optional – Coordinated with client.

2. Earthworks & Base Preparation

  • Cut and Fill Operations: Adjusting ground elevation based on site plan, each layer is compacted and tested.
  • Soil Compaction Testing: Conducted to ensure proper base density for foundation or slab on fill systems.

3. Foundation Construction

  • Grid Marking & Bowplank Setup: Confirmed with diagonal rechecking and leveling.
  • Excavation (Manual or Machine): Trench for footings, pads, or bored piles are dug to spec.
  • Rebar Installation: As per bending schedule verified for cover, spacing, lap length.
  • Concrete Pouring: With slump test, curing procedures, and pour log documentation.

4. Substructure & Vertical Elements

  • Tie Beams (Sloof): Cast in place concrete beams to tie foundations.
  • Columns & Shear Walls: Formed and poured with alignment check.
  • Ring Beams: Install at roof level or between floors for structural integrity.

5. Slab & Roof Structures

  • Formwork & Scaffolding: Design for safety and proper curing support.
  • Slab Casting: One-way/two-way slabs with full reinforcement and vibrated pour.
  • Staircases & Elevated Elements: Casted as per shop drawings with added structural stiffeners if needed.
  • Roof Framing: If applicable, steel or timber trusses installed at this stage.

6. Two-Way Quality Control

Every structural milestone is subject to two levels of approval:

  • Internal: Site engineer & Senior Foreman cross-check and log all works.
  • External: Client walkthroughs and video updates for offsite owners.

7. Structural Completion & Handover

Once all structural components are completed :

  • Final inspection by engineering team
  • Structural “green light” issued to begin architectural and MEP phases
  • Site cleaned and organized for next trade discipline

Payment Guideline

We follow a transparent, milestone-based payment structure to ensure that clients only pay for measurable, verified progress. Here’s how our payment breakdown works for the structural stages :

StageProgress RangePayment %What you Receive
Down payment0% → up to 40% Progress30%Site Mobilization & Setup Full Structural layout & Surveying Earthworks (cut & fill) Foundation excavation Rebar and Concrete Works Initial structural elements (tie beams, columns)
Second Payment40% → up to 75% Progress35%Completion of all vertical structures Slab formwork and casting Roof Beams or framing installation QC documentation and client inspection
Final Payment75% → 100% completion35%Finalization of roof structures Staircases, decks, and cantilevers Waterproofing and structural sealing Full structural handover with documentation, photos, and as built verification.

Each stage includes:

  • Progress documentation (photos, videos, site reports)
  • On-site or virtual walk-throughs
  • Engineer-signed progress statements
  • Full access to digital project folders (drawings, QC logs, pour records)

⚠️ Please Note:

  • The actual progress weighting may differ slightly from the ranges above depending on site conditions, design complexity, or re-sequencing.
  • Each invoice is issued only after a joint review of the progress milestone by both parties (client & site engineer).
  • We do not request any stage payment before work is physically verified and agreed upon.

Final Notes

At MSC, we don’t just build structures – we build trust, resilience, and legacy.

We know that what lies beneath your walls matters just as much as what’s seen on the surface. That’s why every beam we cast, every footing we reinforced, and every column we raise is done with the awareness that this is where your story begins.

Structural work is the heartbeat of your project – and we treat it as sacred. Through meticulous planning, respectful execution, and open collaboration with you at every step, we make sure that what leave behind is not just concrete and steel, but solid promise:

That your home, your resort, or your dream space stands the test of time.

We’re honored to be part of your journey, and we look forward to turning blueprints into something real– something strong, lasting and unforgettable.

Let’s build the foundation of something extraordinary.
